"We were happy with everything, especially the friendly staff which is a major bonus, nothing makes your day more,than a welcoming Kia Orana, and a big smile, and this is one thing we were greeted with from all members of the staff at the Kia Orana Villas. Would highly recommend to anybody. Sane and Ross went out of there way to make sure we were happy, comfortable and even entertained us with an abundance of different dvds, if we had a night in. Rooms were very clean with everything you needed for daily living, a home away from home. The pool was so fresh and clean as well as the spa pools, couldn't fault it. Will defintely be returning. 10/10"

"Kia Orana Villas is your Home away from home. A hidden gem. Sane and staff were great and always avail if needed. Located away from the noisy roads, our kids loved the pool and spa baths and access to dvds on rainy days. Our outdoor shower felt like i was in Bali again"

"We had the pleasure of staying here Oct 1st /5th 2018 we booked 2x 2 bedroom poolside villas as well as 1bdrm poolside Villa.... And our experience as a group was out the Gate!!! Awesome ... our lovely hosts from the time we checked in and not having to go through a receptionist get yr code for yr key box boommm.. Excellent and then our Villas!!! On point the furnishings well worth the money spent and absolute value thankyou Ross for up to date emails right up until we arrived we will be back next year."

"OMG, this was one of the nicest guest experiences I've had at Booking.com!! What a blast we had at this property! Joe and Sunny were incredible! We couldn't thank them enough for showing us a bit of their culture and sharing their fish, their music and their fruit with us! The villas were amazing too. Everything someone would need was there before you'd ask for it. Amazing time, great experience."

"An exclusive, liberating and peaceful stay at Kia Orana Villas The villas at Kia Orana Villas are absolutely exceptional - the photos do not do it justice. The room was spacious and clean and came with all the information and products I needed to get through the week. It is located a stones throw away from Avarua (the main city) and was in a very quiet and secluded area of Atupa - very good if you have come to the island to escape the hustle and bustle. Sane (the General Manager) is an absolutely lovely lady who always greeted me when we crossed paths in the morning and recommended heaps of activities to do during my time. The housekeeping team were very good, my villa was always a lot cleaner than when it was when I left it which is fantastic. Although initially skeptical re: the outdoor shower and bath, it was a phenomenal experience and very liberating which was absolutely fantastic, I'm certain it was one of the highlights from my trip. I absolutely adored my time staying at Kia Orana Villas and would definitely recommend it to everyone. Although I was given very detailed instructions on how to find Kia Orana Villas when coming from the airport, I did manage to drive past it a few times but I got my bearings very quickly. Not exactly a big issue as once you know the place, you'll manage to find it quickly and effortlessly. This is totally out of Kia Orana Villas control though and shouldn't reflect badly on them. I'd definitely recommend getting a SIM card from Bluesky when leaving the airport and using google maps to find it - I guess it adds to the charm of the villas being exclusive and very quiet. Other than this, there is nothing to fault."

"Best place to be The villas and apartments are very complete. Big rooms. the location is top. Lovely pool and jacuzzi. In the kitchen everything is there to cook yourself. Beds are lovely and the hostess Shannon is very friendly. It is very clean everything. The garden is beautiful. We would really recommend this location."

"“Amazing" Believe it or not this was one of the few places on Agoda that was available at the time of booking. It was our first time seeing this place. It had a high rating and the reviews were sure promising. As we were travelling with children we were looking for a place best suited for our group - the best decision ever! I booked for 2 adults as the rest of us were catching a flight out to Auk that evening. Shannon the host was waiting for us. We got in late and despite that she was super friendly and made us allllllll feel at home. We can't thank you enough Shannon. It was heartwarming to see my family relaxed and just overall fall in love with the place. I can't brag enough how perfect this place was. We have found our home in Rarotonga! Thank you Kia Orana Villas you have been amazing - our top recommendation will spread the word!"

"“Cannot improve more” Very friendly staff helped us to get acquainted to local areas and settle down. Further, the space for the villa is relatively large enough for a whole family to be honest. Kitchen equipment is also provided. Definitely recommend."

"I cannot recommend this place highly enough. We stayed for six weeks & it felt like home. Well equipped. Exactly as advertised & photographed, if not better. Owners were prompt & responsive before & during our stay. Property manager Shannon became like an old friend. There were a million little touches that made us feel like guests instead of renters: high quality furniture & housewares, toiletries & household supplies, constant communication & attention to detail. All for a suspiciously low price. Thank you Ross, Janet, Shannon, & Chase for everything!"

"My colleague and I visited the Cook Islands for work which meant that we did not have as much time as we would have liked to relax and enjoy both the lovely villas and the gorgeous island of Rarotonga. Our villa was perfect for our needs and very thoughtfully laid out - having the bedrooms at either end of the living space is so sensible! The facilities are very impressive, but even better was the great hospitality we had from Shannon, the manager. She was lovely and a delight to deal with. It's a great place to stay in Rarotonga and very convenient for the main centre. We didn't take enough advantage of the perfectly equipped kitchen, but we will next time! All in all, just a great place to stay in Rarotonga that gets you away from the masses."

"From the minute I enquired about the villa, Ross was extremely helpful and very quick to respond to any questions I had. Instructions were clear and our host was welcoming and very accommodating. I can't rave enough about how much we loved our stay here, very lush villas, outdoor bathtub on your own private deck and only a few steps away from the pool and spas. They had all the appliances you could think of and the latest might I add - washing machine, dryer, toaster, jug, gas top stove. We didn't need to leave our villa really. Thoroughly enjoyed our stay and will definitely be back at Kia Orana Villas but longer next time."

"My Family and I stayed at the Kia Orana Villas and it was perfect for our family of 2 children + 1 toddler. The beds and pillows were so comfortable and having the pool, spas and private outdoor bathtub under the night stars, and split air-conditioned living and bedrooms - our own laundry washer & dryer, a dishwasher drawer.... and all the added touches allowed for us to kick back and relax on holidays and look forward to enjoying a great night sleep after each fun-packed day of activities such as swimming, koka Lagoon, Charter fishing, visiting family, site seeing, checking out the markets, buggy/quad bikes, hiring a scooter and so more on the island. We much preferred the privacy of this inland villa as opposed to the touristy resorts and waterfront villas. The beach fronts aren't that far to travel to anyway. Highly recommend this place."

"We absolutely loved the place it was stunning, clean and modern i was sending lots of videos to friends about it! Blew us away. The bed was beyond amazing and we loved it. Missing it already! I loved that there was a coffee machine and soap, shampoo and conditioner were supplied. The bathroom was nice and clean and modern and had we stayed longer we most definitely would have used not only the pool and spa but also the private bath on our own deck. Loved the idea and have already recommended this place to family and friends. If we come back again i will absolutely love to stay again. :) Great price for what was there and there was everything you could have asked for in a private villa"

"Right from the first email we had amazing contact. As we had a late night time arriving in Rarrotonga. we were sent an email with very detailed instructions. which even in the dark we were still able to follow. When we arrived into our villa it straight away was a WOW factor. everything was of high standard. Clean and fresh a lot of space. shower was wonderful. wish I had stayed for a bath. wish we had booked more nights here. but it was just a fill in spot for us. Next time a must stay place . would be a great place to go with family and friends. not far from town. In the morning the staff were so so lovely and helpful. Irene one of the staff she showed us where to put our bags to be stored until we left and she was very pleasant to talk with . Joe a lovely friendly man who was working out in the garden , Husband of Sane the manager. Sane was just so lovely and helpful with a very big warm smile. we told them we would come back after walking down to the Market morning (saturday)for breakfast. to meet the bus for our transfer. But Sane said she would drop us off at the Market on her scootor. so helpful all the way. We drop back in to say another thank you before we left the Island. A must stay place if you want to be off the main road for peace and quiet."

"It’s a home away from home with high quality appliances and fittings throughout the property. All we needed was our clothes and some food - everything else was provided. Loved the privacy. Wonderful spa and pool facility. Close to the township and airport. Couldn’t have asked for anything else."

"“Perfect for us” We had three generations in our group, grandparents, parents, and a toddler. We can't say enough good about our stay. It was even more than we had expected. Our villa was fabulous. Hugely spacious, large outdoor deck, great furniture inside and out, very well equipped kitchen perfect for self catering. The private Weber BBQ was very appreciated and we enjoyed using it during our stay. Beds were extremely comfortable. No question...this was luxury accommodation. Other amenities we enjoyed using included the perfectly maintained swimming pool and spas. What a joy to be in a spa at night gazing at the beautiful southern stars...we even saw some shooting stars. The staff ..... were amazing including providing us a crib for the toddler without us asking. They were always making sure we were comfortable with fresh towels and linen and offering housekeeping and replenishing supplies. This is not a beach front property but for us it was 5 stars great."
