About Us

Our range of bedrooms, luxury villas, and executive owners' villa can accommodate from 2 to 4 guests plus up to 2 infants. They are ideal for families, couples, friends, singles and business people.

Kia Orana Villas and Spa is situated within a 3,862 square meter tranquil tropical section at 2 Ariki Road, just off the Ara Metua (Back Road), in the small village of Atupa, 4 minutes by car from Rarotonga Airport, 7 minutes by car from the Rarotonga golf club and the Nikao beach, and 5 minutes by car from the town center of Avarua.

If you are looking for a unique experience, away from hotels, in a tropical home away from home this is the place to stay.

We offer a peaceful environment where smoking and noisy parties are not permitted.

All you need to bring are your clothes, wet weather gear, hair brushes, personal toiletries, 

sunblock, mosquito spray, and food.

Rarotonga's time zone:

When booking please remember that the Cook Islands are 1 day behind Australia and New Zealand. We do not want you to arrive 1 day early without accommodation!

Check-in and check-out times:

Our check-in time is after 14:00 p.m. and our check-out time is before 10:00 a.m.

The earliest check-in possible is 12 noon, and the latest check-out possible is 12 noon, subject to other guest bookings, as otherwise, we will be unable to accept another booking for the Villa for that day. The availability of that free early check-in or check-out depends on whether we receive other bookings for the Villa which will not be known until the day before you check-in and the day before you check-out.

An early check in and late check-out service is available at 50% of the normal daily rate from 6:00 a.m. to 2:00 p.m. for early check-in and from 10:00 am to 6:00 p.m. for a late checkout in any Villa which is available. 

If you are arriving before 6 a.m. or departing after 6.00 p.m. you need to book for the day before your arrival, and/or the day of your departure at the same daily rate as you have paid for the other days which you have booked.

Terms: Wifi Voucher Expires in 7days from purchase. Internet access is at Kia Orana Villas only via our satellite dish, and may occasionally not be available during periods of heavy cloud or heavy rain. Our DVD and book libraries are available for your use. 

These upload and download speeds are considerably faster than Vodafone broadband speed. (which we find to be very frustrating - which is why we now have a satellite dish).

You can also connect to our Vodafone Wi-Fi hotspot if you purchase a Wi-Fi card from local telecom provider Vodafone. Their shop just outside the arrivals hall at the Airport is open when flights arrive. Otherwise, you need to purchase it from their premises in Avarua or at local dairies.

Please note that:

• Our Villas are non-smoking. Smoking is not permitted in the Villas or on the decks of the Villas.
• As we provide a peaceful environment noisy parties are not permitted.
• As part of our Going Green effort bed linen is changed every 3 days.
• Villas are cleaned/serviced every day other than Sunday and public holidays. Cleaning does not include washing or putting away dishes. There is a dishwasher in each Villa for your use. Additional cleaning services are available at NZ$20 per hour. 

As with all Pacific Islands Rarotonga has its share of barking dogs, crowing roosters, and landing aircraft which we regard as normal. Light sleepers should bring ear muffs if that is a problem. 

As with all tropical climates, the weather is unpredictable, with periods of heavy rain, and drought. Please bring your wet weather gear just in case.

As most travelers bring their roaming mobiles we do not provide telephones. Please bring your own roaming mobiles, or purchase a Cook Islands sim card upon arrival.

You can bring into Rarotonga vacuum-packed meat, dairy products, and most other food, but not fruit, vegetables, or honey. Please declare them to Customs at the airport.
